334,800 sq ft development to strengthen cargo infrastructure and support long-term logistics growth
Chicago Rockford International Airport (RFD) has taken another significant step in expanding its logistics and air cargo ecosystem, with Hillwood, a Perot company and one of the world’s leading industrial real estate developers, officially breaking ground on a 334,800-square-foot logistics facility at Rockford Logistics Park 20.
Located just one mile from the airport, the development represents Hillwood’s first investment in the Rockford region and reinforces the airport’s growing role as one of the United States’ fastest-growing air cargo hubs.
The new facility has been designed to support a wide range of operations, including air cargo, warehousing, logistics, distribution, light manufacturing and assembly, while offering the flexibility to accommodate either a single large tenant or multiple occupiers. The project is expected to be completed in 2027.
Airport officials say the investment will complement RFD’s expanding cargo operations by creating additional industrial capacity for businesses seeking efficient access to domestic and international supply chains.
“The start of construction is another indication of the continued investment being made around the airport and the growing demand for logistics facilities in Rockford,” said Zack Oakley, Executive Director of Chicago Rockford International Airport.
“Developments like this complement the airport’s cargo operations by providing additional capacity for businesses looking to take advantage of Rockford’s dedicated cargo infrastructure and connectivity.”
The project marks the first phase of Rockford Logistics Park 20, reflecting Hillwood’s long-term commitment to the region. The developer has delivered more than 350 million square feet of industrial and commercial space worldwide, making it one of the largest industrial real estate developers in the United States.
According to Don Schoenheider, Executive Vice President and Midwest Market Leader at Hillwood, Rockford’s strategic location, efficient operating environment and dedicated cargo infrastructure made it an attractive destination for the company’s latest logistics investment.
“Rockford offers the accessibility and operating environment that logistics users are looking for, while its dedicated approach to cargo operations and efficient access to major markets made it a natural location for our first development in the Rockford/Winnebago County area,” he said.
“We see this as the beginning of a long-term investment in Rockford, and we look forward to expanding this partnership in the future.”
The latest development adds momentum to Chicago Rockford International Airport’s ongoing growth strategy. Already recognised as one of North America’s leading cargo gateways, the airport continues to attract investment in logistics infrastructure, warehousing and aviation-related services, further strengthening its position as a strategic hub for freight operators, e-commerce companies and supply chain providers.
With increasing demand for modern logistics space and seamless multimodal connectivity, the new Hillwood facility is expected to enhance Rockford’s competitiveness while supporting future growth in air cargo, distribution and advanced manufacturing.
